Condition / Dilapidation Reports

Condition reports may be required for a variety of reasons.  You may just want peace of mind over a property you are considering purchasing; or if you are considering taking a lease of premises, you may wish to record the condition of a property prior to entering into the lease; or, it could be that a lease of premises is coming to an end and a Schedule of Dilapidations is required. Whatever the reason, we can help.

This service includes an initial survey of the premises to include photography, review of relevant lease/legal documentation and the preparation of a detailed photographic schedule for annexation to legal documentation or, in the case of a Schedule of Dilapidations, for serving on the relevant parties under an occupational lease agreement.

David J Allison FRICS, has extensive experience in dealing with these types of report, liaising with all parties involved and negotiating and agreeing works to be undertaken or in the case of dilapidations, a cash settlement where this is appropriate.
